LOS ANGELES COUNTY COMMERCE - ABM Plaza, a single-tenant office park at 5200-5300 S. Eastern Ave., has sold for $6.185 million at an 8 percent cap rate to Richard Shapiro, a Calabasas-based investor. On 2.2 acres, the 33,400-square-foot property is 100 percent leased to American Building Maintenance, which has occupied it for 10 years. Pat Scruggs and Gary Stache of CB Richard Ellis represented the seller, Summit Commercial Properties.
